Seller Resources - Real Estate Terms - CMA

A CMA, or Comparative Market Analysis, is a report prepared by a real estate professional for a property
owner.  It contains information about recently sold properties that are in the same area and are similar to the
subject property.  The selling prices of these properties, adjusted for feature differences (such as having a
swimming pool or being of new construction), can give an indication of the market value of the property being
considered for sale.

In some situations, such as a slow market, there may be little comparable sales data on which to base a
CMA.  Under these circumstances it is common to include information on other similar properties that are
currently on the market, and base the market value on the listed asking price of these homes, with
adjustments as appropriate.
